Frequently Asked Questions

Where Do You Build?

We build our homes in SOUTHEASTERN MASSACHUSETTS. We service the upper and mid Cape Cod area, over to the Rhode Island border, up into Plymouth and Marshfield as far north as Foxboro, Hollbrook and Sharon.

What Services Do You Provide?

From design concept to the completion of your new home, we handle the entire job for you. Using our computer aided design program, we work along with you to design the home you want. Once the design and engineering is completed, we take care of getting all the permits, clearing the land, excavation, installing the foundation, utilities, water and sewage services, in order to provide you with a new custom built home ready to move in - turnkey.

Do You Also Help Finding Land And Financing?

Yes! Once we discuss the type of lot and area that you are interested in, we will be able to show you a variety of homesites that meet your description. As an added service, we can also assist in your financing needs with very competitive programs offered through Salem Five Mortgage. Salem Five Mortgage offers 95% financing and can arrange complete construction loan financing with just one closing on your total land and home package.

Can We Buy Just The House And Finish It Ourselves?

We do not "drop-ship" our homes: we do the entire job for you.  Despite what you may have been told by other companies, completing a modular home is not an easy or quick task. There are numerous details that need to be handled and you will not save time or money by being a general contractor. Consider the fact that we employ our own crews and while we have built hundreds of homes over the past fifteen years, it still takes us approximately eight weeks to finish a home once it is on the foundation.... and we know what we are doing!  By having us do the entire job, we are the only company you need to communicate with during the complete building process. You will also know your final cost before you begin building and avoid surprises during the process. To see what a "Drop Ship" involves click here.

Can We Customize Floor Plans Or Work With A Plan We Already Have?

Every home we build is custom designed at no charge to you. We have hundreds of different floor plans which can be further modified with the help of our Computer Aided Design program so you can see your new home in 3-D before we build it. If you already have a home plan you favor, we can also work from that design.

Do You Offer Options Such As Hardwood And Tile Floors?

Just as in a conventional "site built" home, the options that are available in our homes are endless. Cathedral ceilings, fireplaces, Jacuzzi tubs, decks, farmers porches, atrium windows along with tile and hardwood flooring are just a few of the options available.

What Are Your Building Specifications?

Our homes are built to the highest standards using only plywood, 2" x 6" construction, extra insulation and are built not only to meet, but to also exceed, most state building codes. As a result, you can not pay extra to increase our standard specifications since there is nothing that can be approved upon. Your home will be built indoors using only name brand materials and top quality construction methods. Please view our detailed list of Standard Features .

Why Do We Build Only One Manufacturer's Home?

Westchester Modular Homes has the reputation of being one of the finest, custom built modular homes in the industry. Our volume and long relationship of dealing solely with Westchester Modular assures you the quickest delivery time at the best price. We offer you value and value means getting the best home at a reasonable price backed by professional service and top warranty.

How Long Is The Building Process?

Once your homes arrives on the site and is on the foundation, it typically takes us eight (8) weeks to complete your home and obtain the Certificate of Occupancy. However, there is a considerable amount of time that is needed in the permitting process through the design stage. In addition, we like to have our foundations cure for three to four (3-4) weeks before we set the house. As a rule of thumb, from the time you enter into a building agreement with us until you move in your new home is approximately a six month time period.

What About After Completion - Is There A Follow-up Service?

We offer the most comprehensive Follow-up Service and Warranty Program in Southern Massachusetts. There are pre-established service periods that are used to check on your new home and for added piece of mind, all modular sections of your home are covered by ten (10) year written structural warranty issued by the 2/10 corporation.

What Is The Next step In The Process? How Do We Get Started?

If you haven't done so already you should tour our model home to see the quality and craftsmanship that go into every home we build. We will than schedule a personal appointment, at your convenience, to discuss your new home plans.
